Project: Site 23 Dual-Purpose Development Location: Kayseri, Türkiye

Introduction and Urban Context Located strategically within the developing urban axis of Kayseri, “Site 23” represents a contemporary architectural response to the evolving demands of modern urban life. As the city expands, the need for structures that can accommodate dynamic professional rhythms without compromising domestic tranquility has become paramount. This project is designed as a dual-purpose residential development, conceived not merely as a mixed-use building, but as two completely independent ecosystems operating within a single structural volume.

Architectural Strategy: The Separation of Systems The fundamental architectural decision driving the design is the rigorous separation of access and circulation systems. To resolve the potential conflict between public accessibility and private retreat, the building utilizes a dual-façade strategy. The façade facing the main street is activated to serve public and professional uses, creating a permeable interface with the urban corridor. In contrast, the rear façade is reserved solely for residential access, turning its back on the urban bustle to create a quiet, introverted entry sequence. This zoning ensures that while the building engages with the city, it protects its inhabitants.

Spatial Organization and User Profile The development caters to two distinct user groups through this divided circulation.

  • The Residential Zone: Designed for individuals and families seeking a secure sanctuary, the residential component includes a mix of 1+1, 2+1, and 3+1 units. By isolating the residential core from professional activities, families enjoy a private living environment fully detached from the traffic and noise of the workspaces.
  • The Plus Function Areas: These units serve freelancers, small business owners, and consultants who require independent, high-visibility workspaces. These areas provide professional standards for meetings and focused work, distinct from the “home office” concept, yet located within the same convenient footprint.

Conclusion Site 23 successfully integrates the flexibility of a business hub with the comfort of a residential complex. By spatially decoupling the “home” from the “workplace” through distinct access points, the project preserves the integrity of residential living while contributing a vibrant, functional asset to Kayseri’s developing urban landscape.
